Our Process

We will assess the residential property to ensure it is optimised to generate the greatest return, with the option to offer properties for longer stays, broadening guest demographic with pet friendly properties and welcoming group bookings to name a few.

The overall vision is to increase booking levels and buck the seasonal trends to ensure occupancy is maximised in traditionally quieter periods throughout the year.

We work alongside reliable cleaning companies, tradesmen and contractors as an extension of our team, creating a trustworthy and seamless working process.

Yorcation offer an out of hours guest assist service with Eboracum who provide support, guidance and security services to all our guests.

Reports

An initial tour and assessment of your property will enable us to determine its value as a Yorcation rental – highlighting any areas for potential renovation and improvement and ascertaining how best you can maximise the popularity and profitability of your home or holiday let.

Cleaning

Through a combination of recommended cleaning suppliers and service providers, and regular assessments and inspections to keep a close eye on the cleanliness and upkeep of each property, we help make sure that every guest enjoys that like-new experience – and that every landlord can return to a clean home after every occupancy.

Marketing

We pride ourselves on knowing the staycation and UK holiday market inside out, and as such are well versed in giving your property a photo-ready makeover that will have holidaymakers queueing to get through the door and experience the lifestyle you’re promising (even if only for a short time).

Advice

Every landlord has different concerns and dreams for their holiday let – which is why we offer tailored and personalised advice to help you identify, appeal to, and continue marketing to your target demographic season after season.

Expenditure

We manage the appropriate contributions and financial commitments of your guests, to ensure that details like cleaning fees and maintenance checks are balanced with your income and profit. It may be your property, but we don’t believe that you should be 100% responsible for cleaning after every rental.

Projections

Understanding the potential income of listing your holiday let or home with Yorcation forms a major part of every landlord’s experience with us – which is why our projections service puts it all on paper for you. Full transparency from day one.

24/7 Support

Just like a broken boiler or faulty TV aerial, we understand that problems to do with managing your holiday let don’t always strike inside of business hours. That’s why we offer 24/7 support to our landlords, ensuring you can always access the support you need.

Owners Portal

This portal enables an owner to view statements, see bookings and self-block if they want to use the property themselves so this needs re-writing. It’s not an interactive area to gain advice or a hub. The Portal website says a dedicated dashboard that enables homeowners who outsource the management of their homes to view their properties' performance.

Platforms

The more platforms you are listed on, the better the chances of being discovered by prospective guests both locally and around the world. That’s why we work with our landlords and homeowners to list their properties on Airbnb and VRBO as well as booking.com and other sites.

Service Charges

Our fees are completely transparent we charge a £400 set up fee which includes: Professional photography, floorplan and video tour, welcome pack, initial inspection, and fire risk assessment. This fee also includes advertising across all booking channels, booking of all legal certificates and a photographic inventory.

15% monthly management fee.

Please note cleaning charges are additional fees and will be quoted specifically for your property. Cleaning packs, welcome packs and gift baskets can also be provided at an additional cost.
